How this estimate is built

Homeowners insurance is priced largely on the cost to rebuild your home — not its market value, which includes land value that doesn't need "insuring." This calculator estimates dwelling coverage cost per $1,000 of rebuild cost, adds a liability coverage cost, and applies a rough regional risk multiplier.

Why rebuild cost, not market value

Market value includes the land, which doesn't burn down or need replacing. Rebuild cost — sometimes called replacement cost — reflects current construction material and labor costs for your specific home's size and features, which is what your insurer actually needs to cover.

Why location swings the price so much

States with frequent hurricanes, tornadoes, hail, or wildfire risk see dramatically higher premiums — homeowners in Florida or Oklahoma often pay several times what homeowners in Vermont or Hawaii pay for comparable coverage. The "location" factor here is a rough stand-in for that risk, not a precise adjustment.

How much personal property coverage do I actually need?

A common rule of thumb is 50-70% of your dwelling coverage, but the real answer depends on the actual value of your belongings. A home inventory — even a simple photo/video walkthrough — helps you check whether that percentage is enough.

Why did my home insurance go up even though I didn't file a claim?
